Property Turnover Management
Turn Every Vacant Unit Rent-Ready With One Click
Junk removal, deep clean, paint, handyman work and final inspection — coordinated by one partner and priced live from your square footage.
What Turnkey Turnover Does
Every service a vacant unit needs, under one booking.
Between every tenancy there is a list: haul out the junk, scrub the unit, patch the walls, sort the handyman punch list, document the condition. Today that list goes to four different vendors, four different phone calls, and four separate bills. Turnkey Turnover consolidates the entire scope into a single booking, a single fixed price, and a single point of accountability — so your unit is rent-ready faster, and you know exactly what it costs before the work starts.
Junk Removal
Full haul-out of left-behind furniture, debris, and appliances.
Deep Clean
Move-in ready clean: appliances, surfaces, fixtures, floors.
Paint
Wall prep, patching, prime and finish coat for all rooms scoped.
Handyman
Fixture repairs, door hardware, caulking, minor plumbing and electrical punch-list items.
Final Inspection
Photo-documented walkthrough with a written report before we close the job.
Live Pricing
Enter square footage and scope to get a fixed quote before you book — no surprises.
How It Works
From vacant to rent-ready in five coordinated phases.
Each phase hands off to the next automatically. You watch the progress bar move; you do not manage the schedule.
01
Configure
Enter your unit details and scope
Provide the unit's square footage and check the services you need — junk removal, clean, paint, handyman, or the full turn. The live quote updates as you select.
02
Book
Pick a date and confirm
Choose your preferred start date. We schedule the full crew sequence and send you a confirmation with the scope, price, and timeline.
03
Execute
We coordinate the full crew
Our team sequences the junk haulers, cleaning crew, painters, and handymen so each phase hands off cleanly to the next — no gaps, no rescheduling calls from you.
04
Inspect
Photo-documented final walkthrough
Before we mark the job complete, a supervisor walks the unit, photographs every room, and writes a condition report you can keep for your records.
05
Rent-Ready
Unit handed back, rent-ready
Job closed in your dashboard with timestamps, the inspection report attached, and the invoice settled. Your unit is ready to list.
The Turnkey Difference
One booking. One price. One accountable partner for the entire unit turn.
Competing options hand you a phone number and a quote form, or dispatch software that still requires you to manage your own vendors. Neither gives you a fixed price before the work starts, a single crew handoff, or one person answerable for the finished result. Turnkey Turnover does all three.
Pricing
A fixed price generated from your scope — before the crew arrives.
Enter your unit's square footage and check the services you need. The Configurator returns a binding fixed price for that exact scope. No estimates that creep. No add-ons discovered on-site.

Frequently Asked
Questions property managers ask before their first booking.
- What is included in a full turn?
- A full turn covers all five phases: junk removal of left-behind items, a move-in-ready deep clean, paint across all rooms in scope, a handyman punch list for fixture repairs and minor items, and a photo-documented final inspection report. You can also select individual services if you only need part of the scope.
- How is pricing calculated?
- You enter the unit's square footage and select the services you need. The Configurator returns a fixed price for that exact scope before you confirm the booking. The price is binding — there are no on-site add-ons or estimates that grow after the work starts.
- How long does a full turn take?
- Timeline depends on the unit's size, condition, and the services selected. When you book, we provide a projected completion date based on your scope. You can track each phase in real time through your dashboard.
- What do I need to do during the turn?
- Provide access to the unit on the scheduled start date. After that, Turnkey Turnover coordinates the full crew sequence — junk haulers, cleaners, painters, and handymen — so you do not need to manage the schedule or be present between phases.
- Can I book multiple units at once?
- Yes. Each unit gets its own booking, price, and progress tracker in your dashboard. Property managers with active portfolios can run multiple turns simultaneously and see all jobs in the same view.
- What is the final inspection report?
- Before a job is marked complete, a supervisor walks the unit, photographs every room, and writes a written condition report. That report is attached to the job in your dashboard and available for your records.
- Which areas do you serve?
- Service area details are available during the booking flow. Enter your unit address in the Configurator to confirm availability in your market.
